Utah Data Partners

Your old business records are worth money. Get paid to license them.

AI companies are paying established businesses for real-world records: years of estimates, job files, customer emails and SOPs. We run a competitive process across several buyers so your company gets the best terms, and you keep ownership of everything.

  • Fees disclosed in writing before you sign
  • You keep ownership of your data
  • Records are de-identified before delivery
  • Data goes straight to the buyer, never through us
How it works

Four steps, and you approve each one

Most of the work is on our side. Your part is a few conversations and a decision.

  1. Short call

We learn what kind of records you have, how far back they go and what systems they live in. No files change hands.

  2. We shop it

We take a description of your records, not the records, to several buyers and collect offers and terms.

  3. You choose

We lay out the offers side by side in plain language. You pick one, or walk away. No obligation.

  4. Deliver and get paid

Records are de-identified and sent directly from you to the buyer under the buyer's data agreement. The buyer pays you.

What data qualifies

The stuff sitting in your systems right now

Buyers want real work from real companies. The older and more complete, the better.

Usually qualifies

  • CRM history: leads, notes, follow-ups, outcomes
  • Business email archives
  • Estimates, bids, quotes and change orders
  • Project files, schedules and closeout documents
  • SOPs, training material and checklists
  • Job site and project photos
  • Call recordings and transcripts, where consent rules allow

Handled by exclusion

  • MLS data and other records you do not have the right to license
  • Borrower files and regulated financial information
  • Health information and other sensitive categories
  • Anything under a confidentiality agreement that forbids it

We identify these up front and leave them out of the package. A typical company still has plenty to license.

Why work with UDP

One agency, many buyers, your call

Run by Nate Baird, a licensed Utah general contractor. We talk like contractors because we are one.

One agency

One point of contact handles the outreach, the questions and the paperwork review so you are not fielding calls from a dozen buyers.

Many buyers

We put your records in front of several buyers at once. Competition is how you get better terms than a single cold offer.

You keep control

You approve what goes in, which buyer gets it and the agreement you sign. You keep ownership of your data.

Fees in writing

Our fee is disclosed in writing before you sign anything. Ask us how it works.

FAQ

Straight answers

What does Utah Data Partners do?

We act as your agent. We learn what records your company has, describe them to several AI buyers, collect competing offers and lay them out side by side in plain language. You choose a buyer or walk away. We never take possession of your records.

Who is behind Utah Data Partners?

Utah Data Partners LLC is a Utah limited liability company (entity 14754831-0160) based in Cedar Hills, Utah. It was founded and is run by Nate Baird, a licensed Utah general contractor.

How long does it take?

The first call takes about 20 minutes. Collecting and comparing offers usually takes a few weeks. Delivery depends on how your records are stored and how much cleanup the export needs. We give you a realistic timeline after the first call, and you can stop at any point before you sign.

What about my customers' privacy?

Records are de-identified before they are delivered. Names, phone numbers, addresses, emails and similar details are removed or replaced.

How does de-identification work?

Before any file leaves your control, personal details are removed or replaced: names, phone numbers, emails, street addresses, account and policy numbers, and anything else that points to a specific person. In photos and video, faces, house numbers and license plates are blurred or the item is left out. You review a sample of the cleaned records before delivery. Buyers sign data agreements that restrict how the data is used and prohibit re-identification. If a category of records cannot be de-identified safely, it is left out.

Do I still own my data?

Yes. A license gives the buyer permission to use a copy of the records for a defined purpose. You keep the originals and keep ownership. You can keep using your data however you like.

Does my data pass through Utah Data Partners?

No. The data goes straight from your company to the buyer under the buyer's data agreement. We never hold or store your records.

What about MLS data or borrower files?

We handle those by exclusion. MLS data usually belongs to the MLS, not the brokerage, and borrower files carry federal privacy rules. Those records stay out of the package. Your own operating records, such as marketing, scheduling, SOPs and internal communications, are often still licensable.

How much of my time does this take?

A short intro call, a follow-up to review offers, and whoever handles your systems spending some time on the export. We help scope the export so it is as simple as possible.

How does payment work?

The buyer pays your company directly under the agreement you sign. Depending on the buyer, that can be a one-time payment, payments tied to delivery milestones, or a mix. We review the terms with you before you sign anything.

How does Utah Data Partners get paid?

We earn a fee that is paid by you, the client. The exact terms are disclosed in writing before you sign anything. We do not take undisclosed payments from buyers. Ask us how it works.

Do buyers get exclusive rights?

We prefer non-exclusive licenses. That way you can license the same records to more than one buyer, now or later, and buyers have to compete on terms. If a buyer asks for exclusivity, it should be limited in time and scope and priced accordingly, and the choice is always yours.

Am I locked in?

No. You can stop at any point before you sign a buyer's agreement. Talking to us does not commit you to anything.
